Thorough Tenant Screening & Selection
Placing the wrong tenant can cost more than a year of management fees. We screen every applicant 18 and older on credit, criminal background, sex offender registry where allowed by law, employment and income verification, and residency and rental history. Our screening complies with Fair Housing and the Fair Credit Reporting Act.
Once an applicant qualifies, we schedule lease signing and a documented move-in condition assessment. If you want professional screening and tenant placement without ongoing management, that is exactly what our Leasing Only service provides.


Full-Service Leasing
Your leasing agent handles the signing using our professionally prepared, Florida-compliant lease, and makes sure every document is executed correctly. Rent, deposits, and any fees are collected at signing in accordance with Florida law and recorded in your online account. Florida sets strict deadlines on how security deposits are held and returned, and getting the paperwork right at move-in is what keeps you out of trouble at move-out.
We also walk new tenants through the lease so they understand their obligations. Finally, the leasing agent and tenant complete a documented walk-through of the property’s condition. That record is what lets us assess changes accurately when the tenant moves out.
Timely Rent Collection
Nothing affects your cash flow like late or missing rent. We collect every month and deposit funds into your account promptly. Our collection process is professional but firm, and we follow it systematically rather than case by case.
Tenants can pay several ways online, and we offer incentives for paying on time. We also treat every tenant fairly and respectfully, because a tenant who feels well managed pays on time and takes better care of the property. On our full-service plans (Premier Plus and Blue Ribbon) the management fee is charged only on rent actually collected, so we are not paid when you are not paid.

Documented inspections of the interior and exterior confirm that tenants are complying with the lease and catch property problems while they are still small. Owners often call these rental property inspections; we call them evaluations, and they are included in both full-service plans.
We conduct move-in, semi-annual, and move-out inspections, with written documentation and electronic images on each one. That record drives maintenance decisions, supports any deposit claim at move-out, and keeps small issues from turning into the kind of repair that consumes a year of rent.

Tenants reach a maintenance line staffed around the clock, so a water heater failing on a Saturday night gets handled without a call to you. Strict and Compliant Evictions
Even with careful screening, occasionally a tenant has to be removed. We know Florida landlord-tenant law and the court procedures in Sarasota, Manatee, and Charlotte counties. If rent goes unpaid or the lease is breached, we begin the correct legal steps immediately, starting with a properly drafted notice, because a defective notice is the most common reason an eviction gets dismissed and has to start over. While we cannot predict the future, the fact is that we have had exactly one eviction since 2012 (an almost unheard of record of performance) — a testament to our thorough tenant screening and efficient, effective systems.
An eviction for nonpayment in these three counties typically costs $750 to $1,000. Our Premier Plus plan includes eviction protection: if an eviction becomes necessary for failure to pay rent, we pay for it.

We offer four plans. Each has a one-time leasing fee, charged only when we successfully place a qualified tenant, and an ongoing fee that varies by plan. There are no setup fees, no marketing fees, and no hidden fees.

A full-service manager handles marketing and showings, tenant screening, lease preparation and signing, rent collection, maintenance coordination, periodic property evaluations, evictions when necessary, and monthly and year-end accounting. In practice, you approve major decisions and receive the income while we handle the day-to-day operation of the property.
How much do your property management services cost?
Our full-service plans are 9.9% or 11.9% of collected rent, depending on the plan, plus a one-time leasing fee of 70% to 80% of the first month’s rent. Leasing + DIY Support is a flat $99.50 per month, and Leasing Only is a single fee equal to one month’s rent with no ongoing charge. No setup fees, no marketing fees, no hidden fees.

Do you manage vacation or seasonal rentals?
No. We manage annual residential rentals only, in Sarasota, Manatee, and Charlotte counties. Annual residential leasing has its own body of law, its own tenant pool, and its own operating rhythm, and we would rather do one thing well than three things adequately.
Do you perform rental property inspections?
Yes. We conduct documented inspections at move-in, semi-annually during the tenancy, and again at move-out. Each one includes written documentation and electronic images of both the interior and exterior. That record drives maintenance decisions, supports any deposit claim at move-out, and catches small problems before they become major repairs.
What happens if my tenant moves out early?
It depends on your plan. Blue Ribbon includes a 90-day re-rent guarantee: if a tenant we placed leaves within 90 days, we re-rent the property at no additional leasing fee. Premier Plus extends that same protection to a full 12 months. Leasing Only and Leasing + DIY Support do not include a re-rent guarantee. See the plan comparison for details.
Is eviction protection included?
Premier Plus includes eviction protection covering up to $1,000 in eviction costs. On Blue Ribbon and Leasing + DIY Support, eviction protection is available as an optional paid add-on. Leasing Only does not include it. In every case, we handle the eviction process itself in strict compliance with Florida law.

How and when do I get paid?
We deposit your rental proceeds directly into your bank account by ACH each month. After we receive the tenant’s rent payment, verify payment has cleared, deduct any approved expenses, and reconcile accounts, we issue owner disbursements — we schedule three “check-runs” per month, generally on the 10th, 20th, and 30th of the month (weekends and holidays may determine the exact dates). You’ll also receive monthly uploaded statements to your online owner portal, with any vendor invoices attached.
How are after-hours and emergency maintenance calls handled?
Tenants are instructed to call our dedicated maintenance line for true emergencies outside of normal business hours. Our team (and trusted vendors) monitor that line 24/7, 365-days a year, triage the issue, and dispatch the appropriate licensed contractor when it meets our emergency criteria (for example, fire or police matters, active flooding, complete loss of essential utilities, or situations that affect safety or habitability). Non‑emergency requests are logged in the system and scheduled for the next available business day so we can control costs while still protecting your property.
