For a fee equal to one month’s rent, we handle everything required to place a qualified tenant in your property: professional marketing across all major rental platforms, showings coordination, comprehensive tenant screening (credit, background, eviction history, income verification), lease preparation, and move-in day activities. Once the tenant is in place and the lease is signed, you take it from there — with the confidence of knowing your tenant was vetted to the same standards we apply to every property in our full-service management portfolio.
If you later decide you’d like us to take over day-to-day management, upgrading to one of our full-service plans is straightforward. - Lease Preparation — We prepare all lease documents, meet with tenants for signing, and collect security deposits up front.
- Move-In Checklist and Video — Our inspector arrives early on move-in-day to create a room-by-room condition checklist and video documenting the turnover condition of your property. This is done to ensure there’s no doubt as to the initial condition of your property come move-out day — complete and thorough documentation helps you avoid security deposit disputes down the road.
- Move-In Orientation — Our inspector shows your new tenants all they’ll need to know about living in your property: water shut-off location, circuit-breakers, A/C filter location, plus anything else they’ll need to know — helps to avoid any “you never told me that” excuses down the road.
- Cash-for-Keys + Sign-Off — Finally, before our inspector hands-off to your tenants, he’ll have them sign and date the move-in checklist and collect a Cashier’s Check for the full first month’s rent. Only then will keys, garage door-openers, etc., be turned over and the leasing process completed.
When Leasing-Only is not the right choice
Leasing-Only works when you are genuinely prepared to run the property yourself. It is the wrong plan in a few specific situations, and it is better to know that before you sign.
If you live out of state, travel frequently, or cannot reliably answer a maintenance call on a Sunday night, the savings disappear the first time a water heater fails. If you are not comfortable with Florida landlord-tenant procedure — required notices, deposit handling, and the sequence a court expects before an eviction can proceed — a single procedural misstep can cost more than years of management fees. And if you own more than one or two rentals, the hours add up faster than most owners expect.

What you handle after the tenant moves in
Once we complete the placement and hand the property back, these become your responsibility. Read the list honestly before choosing this plan:
- Collecting rent every month and enforcing late fees when it does not arrive
- Taking maintenance calls directly and dispatching your own vendors, including after hours and on weekends
- Coordinating and paying for repairs, and tracking warranty coverage on appliances and systems
- Handling lease renewals, setting rent increases, and negotiating with the tenant
- Serving any required legal notices correctly and in the right order
- Managing an eviction if it becomes necessary — in Sarasota, Manatee, and Charlotte counties this typically runs $750 to $1,000 in costs and fees, before lost rent
- Conducting periodic condition inspections during the tenancy
- Managing move-out, assessing damage, and accounting for the security deposit within the deadlines Florida law requires
- Keeping the records your accountant needs at tax time
