Leasing-Only Services

One of FOUR plans for owners, our Leasing-Only service is designed for the experienced landlord who is confident managing their own rental property day-to-day — but wants a true professional handling the most critical part of the process: finding and placing the right tenant. Getting tenant selection wrong is the single most expensive mistake a landlord can make. A bad placement means lost rent, legal fees, property damage, and months of stress. Our leasing-only service puts Real Property Management of Sarasota & Manatee’s full tenant screening infrastructure to work for you, without requiring you to hand over ongoing management.

Ready to get started? Call 941-225-8183 or complete the inquiry form and we’ll be in touch no later than one business day.

Leasing Only Services - Real Property Management of Sarasota & ManateeLeasing Only

Why pay for full-service property management if all you need is high quality tenant placement? Our Leasing-Only Service is your best bet if you’re ready to handle the day-to-day realities of managing your rentals, but still see the value and security of professional marketing, tenant screening, lease preparation, and move-in services.

For a fee equal to one month’s rent, we handle everything required to place a qualified tenant in your property: professional marketing across all major rental platforms, showings coordination, comprehensive tenant screening (credit, background, eviction history, income verification), lease preparation, and move-in day activities. Once the tenant is in place and the lease is signed, you take it from there — with the confidence of knowing your tenant was vetted to the same standards we apply to every property in our full-service management portfolio.

If you later decide you’d like us to take over day-to-day management, upgrading to one of our full-service plans is straightforward. But if you’re a capable, hands-on landlord who simply wants the best possible tenant placed professionally — this is your plan. Call us at 941-225-8183 or submit an inquiry below to get started.

Included Services:

  • Advertising — Your property is spotlighted virtually everywhere prospective tenants are searching – and we pay for it all.
  • Multiple Listing Service — Posting to the M.L.S. ensures exposure to THOUSANDS of area Realtor® agents and their clients.
  • Showing Coordination — You never have to worry about scheduling, or your personal security, because we handle it all for you.
  • Tenant Screening — Complete credit, criminal, eviction, and income verification checks of all prospective tenants over 18-yrs of age.
  • Lease Preparation — We prepare all lease documents, meet with tenants for signing, and collect security deposits up front.
  • Move-In Checklist and Video — Our inspector arrives early on move-in-day to create a room-by-room condition checklist and video documenting the turnover condition of your property. This is done to ensure there’s no doubt as to the initial condition of your property come move-out day — complete and thorough documentation helps you avoid security deposit disputes down the road.
  • Move-In Orientation — Our inspector shows your new tenants all they’ll need to know about living in your property: water shut-off location, circuit-breakers, A/C filter location, plus anything else they’ll need to know —  helps to avoid any “you never told me that” excuses down the road.
  • Cash-for-Keys + Sign-Off — Finally, before our inspector hands-off to your tenants, he’ll have them sign and date the move-in checklist and collect a Cashier’s Check for the full first month’s rent. Only then will keys, garage door-openers, etc., be turned over and the leasing process completed.

When Leasing-Only is not the right choice

Leasing-Only works when you are genuinely prepared to run the property yourself. It is the wrong plan in a few specific situations, and it is better to know that before you sign.

If you live out of state, travel frequently, or cannot reliably answer a maintenance call on a Sunday night, the savings disappear the first time a water heater fails. If you are not comfortable with Florida landlord-tenant procedure — required notices, deposit handling, and the sequence a court expects before an eviction can proceed — a single procedural misstep can cost more than years of management fees. And if you own more than one or two rentals, the hours add up faster than most owners expect.

If any of that describes you, look at Leasing + D.I.Y. Landlord Support at $99.50 flat per month for professional tools and advisory backup while you stay in control, or Blue Ribbon at 9.9% monthly if you would rather hand over the day-to-day entirely.

What you handle after the tenant moves in

Once we complete the placement and hand the property back, these become your responsibility. Read the list honestly before choosing this plan:

  • Collecting rent every month and enforcing late fees when it does not arrive
  • Taking maintenance calls directly and dispatching your own vendors, including after hours and on weekends
  • Coordinating and paying for repairs, and tracking warranty coverage on appliances and systems
  • Handling lease renewals, setting rent increases, and negotiating with the tenant
  • Serving any required legal notices correctly and in the right order
  • Managing an eviction if it becomes necessary — in Sarasota, Manatee, and Charlotte counties this typically runs $750 to $1,000 in costs and fees, before lost rent
  • Conducting periodic condition inspections during the tenancy
  • Managing move-out, assessing damage, and accounting for the security deposit within the deadlines Florida law requires
  • Keeping the records your accountant needs at tax time

Plenty of capable Sarasota, Manatee, and Charlotte county owners handle all of this well, and for them Leasing-Only is the best value we offer. If reading that list gave you pause, that is useful information — and a good reason to talk it through with us before deciding.

Leasing-Only Services — Frequently Asked Questions

How much does Leasing-Only cost with Real Property Management of Sarasota & Manatee?

Our Leasing-Only service is a one-time fee equal to one month’s rent — charged only when we successfully place a qualified tenant in your Sarasota, Manatee, or Charlotte county rental property. There is no monthly management fee, no ongoing charges, and no long-term commitment. Once your tenant is in place and the lease is signed, we hand the property back to you. If you’d prefer ongoing support tools without full management, our Leasing + DIY plan is available for a $99.50 flat monthly fee.

Who is Leasing-Only the right fit for?

Leasing-Only is designed for experienced landlords who are confident managing their own rental property day-to-day but want a true professional handling the most critical decision: tenant selection. Getting tenant placement wrong is the single most expensive mistake a landlord can make — a bad placement means lost rent, legal fees, property damage, and months of stress. This plan puts Real Property Management of Sarasota & Manatee’s full tenant screening infrastructure to work for you (credit, criminal, eviction history, income verification) without requiring you to hand over ongoing management.

If you’re comfortable coordinating maintenance, collecting rent, handling tenant relations, and staying on top of Florida-specific landlord-tenant law yourself, Leasing-Only may be your ideal plan.

What's included in the one-month leasing fee?

Everything required to professionally market and place a tenant in your Sarasota, Manatee, or Charlotte county rental:

  • Professional marketing across all major rental platforms, plus MLS syndication reaching thousands of Realtor® agents
  • Showing coordination — we handle all scheduling and property showings, so you’re not on call
  • Comprehensive tenant screening — credit history, criminal background, eviction history, and income verification on all applicants 18 and older
  • Lease preparation — we prepare all lease documents, coordinate signing, and collect first month’s rent and security deposit up front
  • Move-in checklist and video — our inspector arrives early on move-in day to document the property’s condition room by room, protecting your security deposit position at move-out
  • Move-in orientation — our inspector walks tenants through water shut-off, breakers, filter locations, and property-specific details
  • Cash-for-keys sign-off — tenants sign the move-in checklist and pay first month’s rent via cashier’s check before receiving keys

Once these steps are complete, the tenant is in place, the lease is active, and you take over from there.

What types of properties do you provide Leasing-Only services for?

Leasing-Only is available for all residential rental property types across Sarasota, Manatee, and Charlotte counties:

  • Single-family homes — in Sarasota, Bradenton, Lakewood Ranch, Venice, Port Charlotte, North Port, Palmetto, and every community we serve
  • Individual condominium units — from waterfront Siesta Key units to inland Bradenton condos
  • Townhomes — in planned communities and mixed-use developments
  • Small multi-unit buildings — duplexes, triplexes, and quadplexes (typically 2-8 units)

Real Property Management of Sarasota & Manatee provides leasing services for annual rentals only — no seasonal, weekly, or short-term rentals. This lets us focus our screening, marketing, and lease preparation entirely on placing high-quality long-term tenants.

What if I want to upgrade to full-service management later?

Upgrading from Leasing-Only to Leasing + DIY, Blue Ribbon, or Premier Plus is easy and doesn’t require re-placing your tenant. Once the tenant is in place, you can transition to any of our full-service plans without paying a new leasing fee — we simply add ongoing management services on top of the tenant relationship we already established. Many Sarasota, Manatee, and Charlotte county owners use Leasing-Only for their first property, then upgrade to full-service management as their portfolio grows or as ongoing landlord responsibilities become more time-consuming. Call 941-225-8183 to discuss your options.

Does Leasing-Only come with a re-rent or tenant replacement guarantee?

No. The re-rent and tenant replacement guarantees are features of our full-service management plans, not Leasing-Only. Blue Ribbon includes a 90-day re-rent guarantee, and Premier Plus extends that to a full 12 months along with eviction protection and no management fee while the property is vacant.

The reason is straightforward. A guarantee covers what happens during the tenancy, and under Leasing-Only we hand the property back to you once the lease is signed. We are not managing the tenant relationship, collecting the rent, or handling the renewal, so we are not in a position to stand behind how the tenancy plays out.

What you do get is the same screening standard we apply to every property in our full-service portfolio — credit, criminal background, eviction history, and income verification on every applicant 18 and older. If a guarantee matters to you, that is a strong signal you want one of the full-service plans instead.
