Real Property Management of Sarasota & Manatee is Gulf Coast Asset Services, LLC, an independently owned and operated Real Property Management franchise. Since 2012, we have helped local and out-of-area owners manage long-term residential rentals with responsive service, clear communication, and a focus on protecting the value of the asset.

We manage single-family homes, individual condominium units, townhomes, and small residential multi-unit buildings, typically 2–8 units. We specialize in well-maintained Class A and Class B properties in stable neighborhoods.

We manage long-term residential rentals only. We do not manage commercial properties, mixed-use buildings, vacation rentals, seasonal rentals, Airbnb properties, or other short-term rentals.

Choose the Level of Support You Need

Every plan begins with professional leasing: marketing, tenant screening, lease preparation, move-in documentation, and tenant placement. You choose the level of ongoing support that best fits your goals and lifestyle.

Leasing Only

Leasing Only is for owners who want professional tenant placement but prefer to manage the property themselves after move-in. The leasing fee is 100% of the first month’s rent, with no monthly management fee. We handle marketing, showings, screening, lease execution, and move-in documentation. After placement, you handle rent collection, maintenance, tenant communication, renewals, and eviction matters.

Leasing + DIY Support

Leasing + DIY Support is for hands-on owners who want professional leasing, tools, and experienced guidance while retaining operational control. The leasing fee is 80% of the first month’s rent, plus $99.50 per month. The plan includes professional leasing, tenant and owner portals, online payment tools, maintenance hotline triage, and advisory support.

Blue Ribbon Leasing + Management

Blue Ribbon is full-service management for owners who want ongoing support without the enhanced protection suite included in Premier Plus. The leasing fee is 80% of the first month’s rent, the monthly management fee is 9.9% of collected rent, and the vacancy fee is $70 per month.

Blue Ribbon includes rent collection, direct deposit, financial reporting, maintenance coordination, semi-annual inspections, annual Form 1099 preparation, tenant turnover services, and a 90-Day Re-Rent Guarantee for qualified tenants we screened and placed.

Premier Plus Leasing + Management

Premier Plus is our highest level of full-service management. The leasing fee is 70% of the first month’s rent, the monthly management fee is 11.9% of collected rent, and there is no management fee during vacancy.

Premier Plus includes eviction protection for non-payment by a tenant we screened and placed, a full 12-Month Re-Rent Guarantee, full lock re-keying, carpet cleaning, maid service, and the A/C Filter Program between qualifying tenancies.

What Happens After You Get Started

1. Start With a Free Rental Evaluation

We begin with a direct phone or in-person conversation. We discuss your goals, assess whether your property fits our program, and provide a current market-rent estimate based on comparable listings and local demand. There is no obligation and no upfront setup fee.

2. Prepare the Property for the Market

Clean, well-maintained homes attract better applicants and lease faster. We provide straightforward feedback about repairs, cleaning, updates, and safety items that should be addressed before marketing begins. If coordination is needed to get the property rent-ready, we can help.

3. Market Your Rental Broadly

We market qualifying properties across major rental platforms and on the MLS, providing exposure to local real estate agents and prospective tenants. Listings include professional photography and accurate property information. We coordinate showings so you do not need to meet prospective tenants at the property.

4. Screen and Place a Qualified Tenant

Every applicant is screened using consistent, Fair Housing-compliant criteria. Screening includes a review of credit history, income and employment, rental history, eviction history, and criminal background where permitted by law. We manage tenant selection to protect you and keep the process compliant.

5. Manage the Day-to-Day Details

For full-service owners, we become the point of contact for tenant communication, rent collection, maintenance coordination, inspections, renewals, notices, and turnover. You receive the information you need without having to manage every call, repair, or tenant question yourself.

Rent Collection, Owner Payments, and Reporting

Tenants pay rent through the secure tenant payment portal or another approved method. Once rent is received and cleared, owner disbursements are processed through three check-runs each month—generally around the 10th, 20th, and 30th. Weekend and holiday timing may affect the schedule.

Your net proceeds are direct-deposited into your bank account. Your password-protected owner portal provides monthly statements, account activity, maintenance records, and invoices.

Maintenance and Inspections

Tenants use the portal for routine maintenance requests and have access to a 24/7/365 maintenance hotline for emergencies. Our team triages requests and coordinates qualified, vetted vendors.

For full-service properties, we maintain a $500 maintenance reserve to handle routine approved repairs efficiently. This helps avoid unnecessary delays and repeated approval requests for small issues. For repairs above your agreed approval threshold, we provide the information you need before proceeding whenever circumstances allow.

Life-safety and property-protection emergencies are handled immediately, and we keep you informed.

All plans include documented move-in inspections. Both move-out and semi-annual inspections are also a part of our full-service Blue Ribbon and Premier Plus plans. Each inspection includes a thorough interior walkthrough, digital photo documentation, review of lease compliance, identification of leaks, damage, or other issues, A/C filter inspection, and a written report including digital images.

The semi-annual inspection fee is $150 and covers the inspector, digital imaging, written reporting, and related overhead.

Frequently Asked Questions

How and when do I get paid?

Owner disbursements are processed through three check-runs per month, generally around the 10th, 20th, and 30th. After tenant rent payments clear, we direct-deposit your net proceeds into your bank account. Monthly statements and account activity are available through your owner portal.

Is there a setup fee?

No. There is no setup fee. We are paid from the initial proceeds when a tenant moves in, so you do not pay an upfront setup charge to begin.

What happens when a tenant needs maintenance?

Tenants submit routine requests through the tenant portal and use the 24/7/365 maintenance line for emergencies. Our team triages the issue and coordinates qualified vendors. For full-service management, routine repairs are generally handled through the owner’s maintenance reserve, while larger repairs are submitted for approval when appropriate.

How often do you inspect the property?

All plans include move-in inspections. Additionally, Blue Ribbon and Premier Plus incorporate semi-annual inspections with digital images and a written report. These inspections help identify maintenance concerns, leaks, damage, lease issues, and unauthorized occupants before they become larger problems.

Do you manage properties for owners who live out of state?

Yes. Our full-service Blue Ribbon and Premier Plus plans are especially well suited for remote owners who want a professional local team handling leasing, maintenance, tenant communication, reporting, and day-to-day management.

Do you charge a management fee when the property is vacant?

Premier Plus has no management fee during vacancy. Blue Ribbon has a $70 monthly vacancy fee. Leasing Only has no ongoing monthly fee, and Leasing + DIY Support continues at its monthly support fee.
