What Property Management Costs in Sarasota
We offer four plans. There is no setup fee; we are paid from the first rent collected when your tenant moves in.
- Leasing Only: 100% of the first month’s rent, no monthly fee. We price, market, screen, and lease the home, then hand it to you.
- Leasing + D.I.Y. Landlord Support: 80% of the first month’s rent plus $99.50 a month. We find the tenant; you manage, with our team on call for advice.
- Blue Ribbon: 80% of the first month’s rent, then 9.9% of rent collected, $70 a month while vacant, and a 90-day Re-Rent Guarantee.
- Premier Plus: 70% of the first month’s rent, then 11.9% of rent collected, $0 while vacant, eviction protection included, and a 12-month Re-Rent Guarantee. Chosen by 70% of our owners.
On the full-management plans, semi-annual inspections are $150 each, and a $500 maintenance reserve covers routine repairs so you are not called about every small invoice. Compare all four plans side by side.
How It Works
- Free rental evaluation. We look at your home and what similar homes are leasing for now, then give you a recommended rent range and tell you what, if anything, it needs before it is listed.
- Choose your plan. Pick the level of help you want and sign one management agreement. If repairs or updates are needed, we can coordinate them.
- Marketing and screening. We market the home and screen every applicant on credit, income (generally three times the monthly rent), rental history, and criminal background, using the same written criteria for everyone.
- Lease and move-in. We sign the lease and complete a detailed digital move-in inspection with photos, so the home’s condition is on record.
- Every month after that. We collect rent, coordinate maintenance, and pay you by direct deposit on the 10th, 20th, and 30th. Your monthly statement and invoices are posted to your online owner portal.
