This top-tier plan offers you the highest level of protection. “Premier Plus” is an enhanced full-service property management and leasing plan that includes a full suite of upgraded services and guarantees. “Premier Plus” offers you complete and total peace-of-mind — it’s the plan most owners choose.

Full-Service Leasing:

  • Advertising — Your property is spotlighted virtually everywhere prospective tenants are searching – and we pay for it all.
  • Multiple Listing Service — Posting to the M.L.S. ensures exposure to THOUSANDS of area Realtor® agents and their clients.
  • Showing Coordination — You never have to worry about scheduling, or your personal security, because we handle it all for you.
  • Tenant Screening — Complete credit, criminal, eviction, and income verification checks of all prospective tenants over 18-yrs of age.
  • Lease Preparation — We prepare all lease documents, meet with tenants for signing, and collect security deposits up front.
  • Move-In Checklist and Video — Our inspector arrives early on move-in-day to create a room-by-room condition checklist and video documenting the turnover condition of your property. This is done to ensure there’s no doubt as to the initial condition of your property come move-out day — complete and thorough documentation helps you avoid security deposit disputes down the road.
  • Move-In Orientation — Our inspector shows your new tenants all they’ll need to know about living in your property: water shut-off location, circuit-breakers, A/C filter location, plus anything else they’ll need to know —  helps to avoid any “you never told me that” excuses down the road.
  • Cash-for-Keys + Sign-Off — Finally, before our inspector hands-off to your tenants, he’ll have them sign and date the move-in checklist and collect a Cashier’s Check for the full first month’s rent. Only then will keys, garage door-openers, etc., be turned over and the leasing process completed.

  • Electronic Rent Payments — Tenants get set up with an online rent payment portal — no more lost checks.
  • Monthly Direct Deposits — Once tenant payments have cleared we direct deposit to your account — no more trips to the bank.
  • Monthly Financial Reports — Uploaded to your password protected online owner portal – it’s “done-for-you” bookkeeping.
  • Annual Form 1099 Preparation — The IRS requires an income reporting Form 1099 be prepared and submitted annually — we do it for you.
  • 24hr/day, 365day/yr Maintenance Hotline — Tenants get access to our 24/7/365 maintenance support hotline staffed by trained maintenance troubleshooters who typically resolve 25% of issues over the phone, thus saving you both time and money. Emergencies get immediate dispatch 24/7, while routine issues are held until normal business hours – we actively seek to save you money by avoiding unnecessary and costly “after-hours” charges. We pay the vendors and upload the invoices with your monthly financial statement — you’ll always know exactly who did the work and the actual costs involved.
  • Semi-Annual Inspections — Twice a year our inspectors walk-thru and visually inspect your property for obvious signs of leaks, damage, broken appliances, unauthorized pets, unauthorized tenants, and anything else indicating either a violation of lease terms, or deferred maintenance needing attention. 360° digital images of each room are taken and uploaded, with links sent to you along with a written report — it’s as if you personally tour your property twice per year (per inspection fee applies).

  • A/C Filter Program ($120.00 Value) — A/C filter delivery program ensures that high quality, properly sized filters are delivered to your tenants’ front-door quarterly, helping to ensure trouble-free A/C performance and minimizing costly repair bills.
  • Eviction Protection Guarantee ($750.00 – $1,000.00 Value) — For tenant’s we’ve screened and placed, we cover the cost of an eviction for failure to pay rent up to $1,000.00.
  • Re-Rent Guarantee (No Re-Leasing Fee) — For tenant’s we’ve screened and placed, if tenant leaves within the initial 12-month lease term we’ll re-lease the property for FREE.
  • No Fee During Vacancy ($100/m Value) — No management fee between tenants. We continue managing the property for FREE.
  • FREE Carpet-Cleaning ($175.00 Value) — Carpet cleaning between turnovers is included for tenants we’ve screened and placed.
  • FREE Maid-Service ($200.00 Value) — Ordinary interior maid/cleaning service between turnovers is included for all tenants we’ve screened and placed.
  • FREE Lock Re-Key ($150.00 Value) — We pick up the cost of re-keying up to 6 door-locks/dead-bolts between tenant turnovers.
