Monthly management runs 9.9% of collected rent on our Blue Ribbon plan and 11.9% on Premier Plus, which waives the management fee entirely while your property sits vacant. Initial leasing fees range from 70% to 100% of the first month’s rent depending on plan. There are no setup fees and no hidden fees.

On Premier Plus, the monthly management fee stops the day your property goes vacant and restarts when a new tenant moves in. We don’t get paid unless you get paid.

Leasing-Only — you self-manage and just need a tenant
You handle rent collection, maintenance, inspections, and renewals yourself. We market the property, screen applicants, prepare the lease, and complete the move-in walk-through. One fee equal to one month’s rent, paid when a qualified tenant is placed. No monthly fee and no re-rent guarantee — if the tenant leaves, placing a new one is a new leasing fee.
Leasing + D.I.Y. Landlord Support — you self-manage with a safety net
Everything in Leasing-Only, plus the back office: an electronic rent payment portal, monthly direct deposit, monthly financial statements, annual 1099 preparation, a 24/7 maintenance hotline for your tenant, and ongoing advisory access. You still make the maintenance decisions and pay the vendors. 80% of the first month’s rent, then $99.50 per month regardless of what the property rents for.
Blue Ribbon — full service at a competitive rate
We handle leasing and day-to-day management: showings, screening, rent collection, maintenance coordination, inspections, and renewals. Includes a 90-day re-rent guarantee, A/C filter delivery, carpet cleaning and maid service between tenants, and discounted lock re-key. 80% of the first month’s rent, then 9.9% of collected rent.
Premier Plus — maximum protection, zero vacancy cost
Our most-chosen plan. Everything in Blue Ribbon, upgraded: a 12-month re-rent guarantee instead of 90 days, eviction protection covering up to $1,000 in legal costs for non-payment, free lock re-key, and no management fee at all while the property is vacant. The leasing fee also drops to 70% of the first month’s rent.
What is not included in any plan

- Maintenance and repair costs. We coordinate the work and hold vendors accountable; the cost of the repair itself is yours as the property owner.
- Short-term, seasonal, and vacation rentals. We manage annual, long-term residential leases only.
- Optional inspections on the D.I.Y. plan. Annual and semi-annual walk-through inspections are available on Leasing + D.I.Y. for an additional fee.
- Eviction costs on plans other than Premier Plus. Eviction protection is available as a paid add-on to Blue Ribbon and Leasing + D.I.Y. A typical uncontested eviction in Sarasota, Manatee, or Charlotte County runs $750 to $1,000.

Both full-service plans include A/C filter delivery valued at $120, carpet cleaning between tenants valued at $200, and interior maid service between tenants valued at $250. Blue Ribbon adds discounted lock re-key at $75 for four locks, a $150 saving. Premier Plus includes free lock re-key valued at $225, plus eviction protection valued at $750 to $1,000. Total included perks on Premier Plus exceed $1,745 in value per full turnover cycle.
Do you charge setup fees or hidden fees?
No. Real Property Management of Sarasota & Manatee charges no setup fees, no onboarding fees, and no hidden charges on any of our four plans. We provide a clear fee schedule in writing that states exactly what each service includes before you sign an agreement.
Which plan is cheapest?
Leasing-Only has the lowest total cost on paper at one month’s rent with nothing after that, but you do all the management work yourself and get no re-rent guarantee. Among full-service plans, Blue Ribbon is lower month to month at 9.9% versus 11.9%. Do you charge a management fee when my property is vacant?
